Unsure if they would have time to sell their home... here's how we took care of everything for them...

Like many homeowners, the idea of selling starts with a very personal reason. Are they looking to up-size, down-size, move to a better neighborhood, are their kids ready for a better school district, do they want a shorter commute? There's all kinds of different reasons. Once they determined that they had a personal reason to consider moving, they contacted me.


My job, is to listen to them, understand exactly what their reasons are for selling and then be able to guide them and advise them on all the things that we would need to do in order to accomplish their goal of selling their home.


We met at Starbucks and when we met at Starbucks over coffee they explained to me all the thoughts that were going through their mind that made them want to consider selling. After listening to them and understanding exactly what those reasons were, we determined that "Yes, it does make sense "for you to sell," so from there, the questions were, 

  • Well, how soon do we want to sell? 
  • What is the expected sales price of our home? 
  • What are the steps that are needed to get the home ready for sale? 
  • How do we go about doing that? 

So, my first step was to determine what is the expected sales price of the home. Once I determined that and we decided that the sales price fit with their personal goals for this sale, now we knew it made financial sense to go ahead and sell the home. We decided okay, what are the steps necessary to take to put the home on the market? 


When someone is living in the home, there are some additional challenges about getting the home on the market that isn't present when the home is empty. 


How do we get the home ready, so it looks like it is out of an HGTV show? Beautifully staged, beautiful art, beautiful accessories, professional photography, and videography, that it looks like it's out of a magazine. When, like most homeowners, they don't live in an HGTV home. 


They're living their day-to-day lives not spending all their time and focus in real estate. There are some steps that are needed in order to get the home ready for sale, while also trying to work around their busy lives.


So my stager visited the home and she said "You know what? "You've got some great pieces of furniture here, "we'd love to keep those pieces of furniture, "of course you need to keep your bed as well, "we can utilize that," and then she supplemented the home with additional pieces of furniture, beautiful accessories, beautiful art, advised them on what they would need to pack in the home, put it in boxes, store it in storage, or store it in the garage, they had a game plan. 


They knew exactly what needed to be done and then when Ally was going to come in and beautifully stage the home. Once we knew that date and we knew the date the home would be professionally staged then we could sequence after that. A professional photographer, a professional videographer, and when we would get those back — we created a great customized marketing plan for their home and then got ready to list it on the market.

Once we went on the market, we went through our very customized social media marketing plan to generate as much interest in this property as possible. We happened to be listing the home on Super Bowl weekend so we created these Super Bowl-themed, mega open houses with prizes, food, that made it a lot more fun for buyers to come and visit the open house. They hung out at the home, they received prizes if they were able to do some fun, win the kind of finger football and there were some drawings that we had to guess the Super Bowl score, 


Through that whole marketing effort, we ended up receiving multiple offers, two very strong offers, both with zero contingencies in the contract. We achieved a great sales price and then we knew, through that process, that we had a great offer that they would accept — we knew we were going to close. All of this happened in a matter of a few days in a competitive market like Seattle during the "slower time" of the year. 


Marketing Examples

At first, they were worried about listing during the slower time of the year. Having a proven process for selling helps no matter the time of year.

Let's recap our step-by-step process that we went through, that resulted in their successful selling experience.


  1. Step one, a very big step at that, so homeowner decides that, you know what? We think it might be a good time for us to sell. 
  2. Step two, is to meet with our team, let us understand exactly what those reasons are for selling and then create a plan that is going to make the whole process of getting the home ready for sale smooth and easy while accommodating their busy lifestyles. 
  3. Step three, is getting the home on the market, market it tremendously to all the prospective buyers out there and get a great offer that the clients accept. 
  4. Step four is making sure that the home closes, that the purchase closes smoothly and quickly and on time.


We ran into a problem.

We actually ran into a little bit of a hiccup while there were no contingencies in the contract these buyers ended up having a low appraisal as a result of using a less than reputable lender causing a potential delay in the closing of the purchase. Luckily for us, we've seen this problem before, we actually recommended that the buyers use one of our preferred lenders. 


Our preferred lender was able to move quickly, get an appraisal that was acceptable at the value of the purchase price in the contract and close quickly. As a result of a long delay in closing, we ended up closing just three days after the original close date. 


That's the value of having an experienced agent not only to get the home ready for sale, not only to market the home, but also, in the event that surprises happen during the process, the team has enough experience to know how to handle it. As a result, they were able to sell their home at a great price.
