With all the ups and downs real estate goes through, it’s no wonder that the No. 1 question people ask agents is, “How’s the market?”

Usually, agents respond to this by rattling off recent statistics. However, a better answer to this is actually another question: “Why are you asking?” People tend to ask about the market because they or someone they know have a specific buying, selling, or investing goal in mind. 

Depending on what this goal is, the answer to that initial question will vary. A market that’s great for sellers might not be the best for buyers, for example. That said, let’s review current market conditions with these various potential real estate goals in mind. 

First, is it a good time for renters to transition into homeownership? When considering whether to buy or rent, the deciding factor is simple: Do you want to pay someone else’s mortgage or your own? While rental rates may rise, buyers can lock in their monthly payment for the life of the loan. If you’ve been renting for some time, now may be the perfect time to purchase a home and start building equity of your own. 

But what about those looking to sell? Well, although conditions have cooled down, we’re still in a seller’s market. Sellers who make the proper preparations before listing still have the chance to sell quickly and for top dollar. Small updates like adding fresh paint or taking care of deferred maintenance items can go a long way in helping your listing perform well on the market.

And conditions are still strong for investors, as well. Our Seattle market continues to draw the attention of US and international investors alike.
