If you’re thinking of selling your home, will it be able to pass the test in terms of what our real estate market is looking for? In other words, can you sell it quickly and for the most amount of money?

Here in Seattle, being able to sell quickly and for top dollar comes down to pricing properly and making sure buyers don’t have to imagine a giant to-do list of repairs they’d have to make if they bought the home. This doesn’t mean you have to do a full-scale renovation when prepping your home for sale, but you should make certain upgrades that will give you the best return on investment. 

Which upgrades am I referring to? Here are the top three in terms of return on investment:

1. Applying fresh paint. A freshly painted home looks incredibly good, and it doesn’t cost much to do the painting.
2. Replace your carpet/refinish your hardwood floors.
3. Replace old appliances. Old appliances aren’t attractive to buyers, and they make them think they’ll have to replace them when they move in, anyway.

Bonus tip: Improve your curb appeal. Clean up the landscaping and make your home look great from a buyer’s perspective once they pull up to the curb. This will give them that awesome feeling everyone wants when they walk up to their future home.
