TOP THINGS OUR CLIENTS LOVE ABOUT THEIR HOME
• The home was remodeled in 2002 by an architect who customized everything and brought a unique aesthetic to both the interior and exterior, as well as blending the two together. Care was taken to add built-in storage and speakers as well as other intelligent features.
• The lot is much larger than your average Seattle lot. At 7,650 square feet, you have lots of great outdoor space to enjoy both in front and in back of the home. The long driveway and detached garage offer ample parking space, and the professional landscaping and hardscaping around the home includes a great variety of plantings that provide you with privacy and shade. It's truly an in-city oasis!
• Large windows throughout let in tons of sunlight - it's always so bright in here! The open layout of the home and French doors leading from living areas to outdoor spaces keep it feeling light.
• You can access the basement suite via a separate entrance, which is awesome for guests.
• We love our neighbors! Many have lived here for decades and take great pride in the neighborhood. Everyone is very friendly and helpful, and we have an annual block party every August that is always very well-attended.
• The primary suite feels like an escape from busy life, as if you're staying at a resort somewhere. The space is very conducive to relaxation and includes an elegant ensuite bathroom with a spalike jetted tub, a fireplace, a large walk-in closet and a loggia with views of the neighborhood.
• You can get just about anywhere easily from here; shopping at the University Village, local restaurants and breweries, Magnuson Park, UW, Seattle Children's Hospital - the list goes on! You can also easily hop on the Burke Gilman Trail nearby.
• The beautiful use of warm hardwoods throughout the home give the space a unique charm and character that we always loved.
• In 2020, we added high-end appliance upgrades including the refrigerator and dishwasher. There's also a super-efficient tankless water heater. Also, the countertops in the kitchen are made with Silestone, which looks like quartz and is impervious to nearly everything.
• So much is within walking distance! All kinds of amenities - the post office, banks, grocery stores, dry cleaners - are all within a 3 block radius. There are also numerous restaurants and coffee shops, and the library too!

My wife and I moved from Texas to Seattle in December and were excited to find a new build home quickly, but it wasn’t going to be ready until March. After multiple delays by the builder both before and after the pandemic and working with a realtor who didn’t support us in continuing our search, we were at our wits end. We saw an ad on Facebook to look at homes in the 500k-900k range and I clicked learn more! At first I was talking to a robot, but then 1 min later, Carly popped on and said hey I’m a real person and I can help answer your questions. She immediately got on the phone with us, discussed what we wanted, and got us a list of potential homes within an hour. 3 hours later we were able to tour a home with her (while following COVID-19 policies around showings) and she helped us put in an offer that evening. She was extremely proactive, listened to what our wants/needs were and ultimately made it happen. She was able to facilitate a 18 day close between all buyers on a VA loan, yes a VA Loan!!! My wife is a nurse manager overseeing all coronavirus floors at her hospital and I am working to build tech to meet safety guidelines to address coronavirus in relation to grocery delivery and pickup, and we just didn’t have time to waste or stress over this. We are over the moon at how amazing Carly managed this process and provided above and beyond customer service. I would highly recommend her if you are looking for a proactive and communicative realtor, and we look forward to possibly buying another property with her in the future!
Moving from a home of 27 years can be quite a challenge, doing it all in exactly two months was a whirlwind. Working with Justin Day, and the team at Wagner Real Estate Group, was a wonderful experience, helping us through the entire process with sage advice and proper direction. Our initial meeting with Justin was on 11/13/2019, where he patiently got us up-to-speed with the current real estate environment, and put together a great plan for moving forward. We had very specific needs for our new home, both in type and location, which greatly limited the amount of options available to us. We identified a condo that met our needs and made an offer 7 days after our initial meeting, which was accepted without a counter the next day. Justin was also handling the listing of our house and made several great suggestions to get it into a condition that would bring top dollar. With new interior paint throughout, a proper amount of decluttering, and strategic staging we listed our house and received 5 offers within a week, accepting one $30K over listing. Justin was able to work with everyone involved in both sales to set aggressive closing dates for both properties, and the entire process went off without a hitch. We couldn't have been happier with the entire experience of working with Justin, and will definitely recommend him to anyone that is looking for real estate advice/assistance
You should not buy or sell a house with anyone else! Maynard is the very best - not only is he kind and positive, he is completely trustworthy and I knew he was doing everything with our best interest at heart the entire time. We went through a very speedy sale, which didn't give us much time to learn about processes or gather a ton of information, but we trusted Maynard as our resource to get us through the whole process and he did not let us down. You will not only find a great real estate agent, but a great guy you will want to be friends with! Thanks Maynard (& your entire team) for a super smooth first time buying process!
Maynard was extremely knowledgeable and thorough and took his time when working with me. This is a big decision, and he understands the anxiousness that comes with making such a big purchase. He understood my requirements and limits and helped put in an offer that was strategic and competitive. He helped me get into my new home in record time (4 weeks from mutual acceptance to closing and moving in!!). He understands that clients are putting a lot of trust into him and his team, and he takes that very seriously. He will not make you feel pushed into doing something you don't want to do, but also provides a balanced point of view when it comes to market conditions, future landscapes, interest rates, etc.... I really appreciated the sounding board, his vast set of resources (inspection, handyman, etc) and his responsiveness is unparalleled. In addition, I needed to find a new renter for my former condo, and he did all the work. Helped me take pictures and market the unit on Zillow. That was a huge help and helped ease my stress. I highly recommend Maynard. This is my second time working with Maynard and I would/will absolutely use him again.
RECOMMENDATION: MAYNARD WAGNER REAL ESTATE GROUP From the day of our introduction until the closing date on our parent’s inspired, self-designed home in North Seattle just a few weeks later, Maynard Wagner and his team were the epitome of professionalism, service and efficiency. As Trustees of a family trust, representing twelve siblings, we were responsible for the preparation and execution of the sale of our parent’s home of nearly sixty years. We invited eight real estate brokers to a “broker’s open house” and subsequently requested a written response from each to a rigorous Request for Proposal. At the “broker’s open house”, Maynard expressed a demonstrable interest in wanting to present our house to the market and provided several good suggestions for proceeding. His response to the Request for Proposal was very professional and by far the most responsive. He provided several unique approaches for us to consider in our preparation for the sale and clearly demonstrated his understanding of the current market trends and his sensitivity to the unique remodel potential that our house presented. Following his unanimous approval by our Trustee group, he and his team set out in a very organized and efficient manner helping us understand our options, determine the most valid approach to presenting our house, setting a reasonable asking price and executing the myriad of administrative tasks. His use of 3D representation of the various potential remodel options for our property in the promotional material was extremely effective. Maynard was on top of consistently keeping us informed on the status and progression of the pre-sale activity and always ensured that we understood all aspects as we moved along. His effective negotiating skills and guidance in the vacillating housing market resulted in the Trust realizing a final sale price which was $100,000 over the very reasonable asking price. We found the experience of working with the Maynard Wagner Real Estate Group in the sale of our house to be not only very rewarding but quite pleasant and informative. Since concluding the sale of our house, in conversations with other potential home sellers, we have highly recommended Maynard Wagner and will continue to do so.
My husband and I bought our first home with Maynard and couldn't be happier. He was recommended by our real estate agent in California as she received praise for him from previous clients who moved to the area. We were not familiar with the market and buying process in Seattle and Maynard walked us through it, always being available to answers our questions. When we found the perfect home for us but realized offers were due the next day, Maynard managed to make it happen! He moved things around to get us a tour first thing in the morning, reviewed the whole package with us, and talked us through what offer would make sense. He never rushed us, and thanks to him, we bought a condo we love at a fantastic price. If you are looking for a knowledgable and responsive agent, look no more: Maynard is your guy!
We found him to be exceptionally knowledgeable, efficient and responsive to all of our questions. He gave us excellent advice and direction in purchasing a home for us from out of state. Plus he has been so kind and helpful to our college-aged kids who will be living in the home we purchased. He really put our minds at ease and helped us navigate the out-of-state purchasing process. We recommend him highly.
My wife and I just recently closed on our first home after working with Justin Day and we are both beyond satisfied with the level of service we received.
Things we appreciated: Right off the bat we appreciated Justins professionalism and knowledge of the home buying process, he helped us feel informed and never once in the process did we feel pressured into making a decision, even with our relatively short window for potentially buying a home.
Justin was supportive of seeing the homes we were interested in and gave informative opinions on numerous aspects of each place, pointing out considerations we may not have thought of otherwise. Communicating with Justin was a breeze.
He was lightning fast in his responses and would send out homes he thought may have potential within minutes of them being on the market. In the Seattle market, being on top of new listings was important for us. Justin was able to meet us at odd times and was always available for a conversation.
After offer acceptance, Justin continued to help us understand the complications of financing and what would be necessary to close. There are many more positive things I could say but overall I would say that Justin helped make a very stressful process and decision much easier to accomplish.
We worked with Maynard to sell our Condo in Seattle on Capitol Hill. Maynard and his team came highly recommended from a friend and we were incredibly happy with our decision to work with him.
He had an immediate plan for how to market and price our condo and listened and understood our goals.
We handed the keys over to Maynard and he took care of absolutely everything and kept us informed every step of the way. We highly recommend Maynard and his team.
Maynard helped two newbies with buying our first home.
He was great in communicating with the seller and walking us through the steps on what we needed to do and when.
I really appreciated that he would always accommodate our schedules and made everything seem pretty smooth. Would highly recommend!
He was very knowledgeable of the area and knew what to look for. He was quick to identify what I liked in properties and customized a list based on my likes and dislikes. He was an effective and timely communicator and was always willing to show a unit, even if it was last minute. You could tell that he wanted to help me find the right place. Justin was not pushy and I never felt pushed into picking or seeing a unit. I have already referred Justin to friends and will be using him again in the future. If you need an Agent, I could not recommend Justin more!
